  • Liaise with TPD’s site team and guide them during construction stage and until completion
  • Issue SVR for each Construction plot showing the progress, status & observations (if any) and update Enterprise System database until NCC is obtained
  • Issue monthly/quarter/occasional Reports for TPD site progress & status
  • Responsible to ensure ongoing Developments meets all the standard and requirements as per SPA

  • Issue Non-Compliance Report NCR Record and issue Notice of Violation NOV, prepare Interoffice Quotation IOQ (as per the approved procedures) and follow up until the violation/violation fees has been cleared
  • Liaise with DM (authority) and carryout weekly joint inspections for violations, if necessary, until the remedy action as per the violation scheme

  • Checking the shop drawings submitted by contractor and consultant, Supervision and Inspection of Construction activities including finishing works and to monitor progress and ensure conformance to engineering plans, specifications, and construction safety standards
  • To issue SVR for site visits, and issue NCR for any Non conformity at the site
  • Review of ITR (Inspection Test Request) as per approved ITP (Inspection test plan) for the completed work or test that requires consultant’s approval and informing the construction team for the status of inspection/test

  • To coordinate readiness of the properties with contractors and Project Managers
  • To carry out the checks and snag list for `mock-up' units during construction to ensure high standard of quality and level of finishes, as per Emaar Standard
  • To Manage Defect Liability Period (DLP), attend to customer SRs, dispatch jobs and follow up closure with contractors, update oracle and close opened SRs in the system
  • To attend to customer SRs in case of contractor failures (CF); to ensure the expenses are efficiently recorded and costs are deducted from contractor retention
  • To conduct Move In/Move Out Inspections for rented/leased properties and ensure all defects/snag recorded
  • Raise RFQ’s for rectification of snags and amount deducted from tenant deposit if applicable
  • Prepare Planned Preventive Maintenance (PPM) schedule for properties and facilities to ensure the properties are ready for viewing and occupancy
  • Manage team of external contractors to make sure PPM schedule is strictly followed
  • Review Method statements and permit to work, to ensure all the works carried out meet quality standards and Health, Safety and Environment rules are followed
  • Inspect and supervise additional/modification works carried out by houseowners/facilities maintenance contractors to ensure NOC conditions are followed and release deposits after final inspections
  • Assist the Line Manager, Property Quality Assurance in implementing the strategies,policies and procedures for the department
