An energetic Mechanical Engineering and MEP Construction professional having strong technical and commercial exposures in in Construction Management Sector for 15 + years in UAE highly focused with an inclusive knowledge and understanding of various disciplines such as Installation/execution, Testing and Commissioning, Operations, Technical Services, Asset Management, Project Management and Energy Management. CONSTRUCTION MANAGEMENT

· Contractually analyses scope of project and make action plane before commencement of work at site.

· Undertakes the detailed engineering, procurement, and supervision of the installation of Mechanical works for commercial and residential buildings.

· Direct the construction activities in line with the delivery schedule, contract specifications and conditions.

· Manage the vendors, suppliers and sub-contractors for materials, equipment, tools and hiring of manpower.

· Attend site co-ordination and progress meetings with clients and subcontractors.

· Responsible for organizing and scheduling daily work according to work plan.

· Contributes to the look-ahead Program, implements and handover work in agreed sequence.

· Utilize the manpower further to the Construction Program and Manpower Histograms to each Phase.

· Manage temporary facilities for construction and maintenance.

· Manage Engineering and Executing teams providing shop drawings, detail drawings, working instruction follow by the design drawing and Consultant instruction.

· Negotiate with consultant to sort out the technical issues and more clarification of instruction for changers.

· Evaluate the work-done and assist to prepare the progress report as per the scheduled program.

· Ensure that project reviews are carried out.

· Responsible for all installation, testing, commissioning and guide to raise request for inspection to obtain the approval for execution with witnessing.

· Manage project close-out procedure.

· Ensure that the work forces are adequately trained, equipped and team leaders are motivated to achieve the planed target and lead, resolve problems and inspire a diverse workforce and staff.

· Coordinates support personnel such as HSE, materials, logistics QC and QS team.

· Coordinate to record and provide relevant sketches / details, calculations etc. of work done and varied work to Quantity Surveyor for measure cost implication.

· Establish the construction methodology and obtain approval of method statements.

· Commissioning planning and completion

· Responsible to maintain the corresponding reports and documents.

ENGINEERING

· Execution of Building Services:

· HVAC, Plumbing and Drainage system design (preparation of calculation and design drawings).

· Carry out the CFD analysis for the car park ventilation system with the specialist.

· External Pressure Drop (ESP) Calculations.

· Plumbing and Drainage Pipe sizing calculations.

· Control the domestic water quality system.

· Preparations of Shop drawings and As Built drawings.

· Awareness and knowledge of standards for Mechanical Systems.

· ASHRAE, British Standards, SMACNA, NFPA, BSRIA, IPC

· Preparations of Technical Material Submittals for Client/Consultant approval.

· Preparation of Control Philosophies, Sequence of Operations and Data Point Schedules for HVAC Control System (BMS).

· Attending for Factory Tests.

· Preparations documents, presentations and present them in Client training programs.

· Preparations of Technical and Commercial Proposals for Value Engineering.

· Preparations of Specifications for Mechanical Services.

· Quality Assurance and Quality Control (QA/QC):

· Preparations of Methods of Statements for Mechanical System installations and testing.

· Preparations of Testing and Commissioning Procedures for Mechanical Systems.

· Preparations of ITP (Inspection and Test Plan) for Mechanical Equipment and systems coordinate with Manufacturers.

· Preparations of FAT (Factory Acceptance Test) reports coordinate with Manufacturers.

· Preparations of SAT (Site Acceptance Test) reports coordinate with Manufacturers.

· Commercial, Procurement, Estimation and Quantity Surveying:

· Preparations of Price Comparison Sheets.

· Preparation of Tender Bill of Quantities (BOQ) for Mechanical Systems.

· Finalization of suppliers and Sub-Contractors.

· Preparations of Commercial proposals for additional works.

· Testing and Commissioning Works:

· Preparations of Testing and Commissioning Procedures for Client/Consultant approval.

· Responsible for complete HVAC TAB (Testing & balancing) and commissioning works (Borough N3 project).

· Preparations of Testing and Commissioning Documents.

MAINTENANCE AND FACILITY MANAGEMENT

· Managing Property Operations and Engineering Budgets:

· Assists to managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, electrical and life safety systems.

· Maintains and operates equipment at optimum effectiveness, efficiency and safety.

· Develop the control philosophies and sequence of operations of all Energy Transferring Stations (CHW – ETS), potable water distribution systems, Electrical sub-metering to achieve optimum usage to reduce the utility consumption.

· Ensures compliance with all Engineering Departmental policies, standards and procedures.

· Manages department’s controllable expenses to achieve or exceed budgeted goals.

· Select and order or purchase new equipment, supplies.

· Inspect and evaluate the physical condition of assets and facilities to determine the type of work required.

· Recommend or arrange for additional services such as painting, repair work, renovations and the replacement of furnishings and equipment.

· Supervises the day to day operations of Engineering.

· Maintaining Property Standards:

· Maintains accurate logs and records as required.

· Assists in effectively planning, scheduling and evaluating preventive maintenance programs.

· Providing Exceptional Customer Service:

· Handles guest problems and complaints effectively.

· Authorizes employees to provide excellent customer service through continues improvement.

· Managing Profitability:

· Helps establish priorities for total property maintenance needs. Research, identify and preparation of technical and commercial proposals including ROI for Capital Expenditure (CAPEX) projects under Engineering.
