• Managing Reviews and implements methods for regular communications or updates with members of the OA, residents etc.
• Liaising with government authorities on issues pertaining to the OA as often or as required from time to time.
• Manages all vendors (contractors, supplies, service providers etc.) who transact with the OA and prepares or reviews requests for proposals or procurement requirements for the OA.
• Conducts regular inspections/audits of the assigned community and drive proactive resolutions to ensure the standards are always maintained.

• Oversee and conduct regular checks/inspections on the condition of the buildings , all facility related issues & services and report to the Senior management about the nature and extent of abnormalities found, recommend corrective actions/methods.
• Prepares & submits routine and special reports such as maintenance schedules, operational & incident reports, accident reports, technical reports, volume of activity etc.
• Preparation of RFP’s, RFQ’s and detailed Techno-Commercial Evaluations for finalizing the AMC Contracts. . Prepare and maintain the Business Continuity/disruption Plan/ Emergency response Plan.
• Work in conjunction with the various AMC contractors for periodic maintenance and cleaning activities.
• Analyse DEWA and DCP consumption reports and continuously work towards energy conservation.
• Arrange and assist in the operation of the fire alarm system and ensure periodical fire drills.
• Monitor the work of external vendors; liaising and reporting on progress to the management. 9
• Contact approved external vendors/AMC suppliers and contractors for repair works, following guidelines as specified and provide detailed Analysis report. Coordinating with Trane, Carrier, Johnson control and other chillers maintenance contractors to ensure HVAC system working properly.
