• Working as Facilities Engineer to lead team of 32 personal on site and 16 AMC for all facilities Management and to fulfill statutory requirements in Vertical residential building six tower building along with Master community at Dubai Creek Harbour, Dubai under EMAAR properties (New Project Building Transition Snags Quality check and Take over Systems and areas)

Responsibility:

• Provide technical support to the project team for fit out works on sites to all Facilities Systems.
• Remotely worked for eight number sites and made sure the operation team maintaining the facilities good in the building.
• Own the development, implementation and monitoring of policies, procedures for the Facilities services. (Including Permit to Work System and Emergency Preparedness)
• Support the Maintenance activities of the department by providing specialist engineering knowledge and advice, a s sociated with the full range of building services.
• Prepare and provide management daily/monthly/yearly reports in a timely manner as and when required.
• Provide and prepare estimates and quotations for small project works as and when required Plan, coordinate and supervise in house team and specialist service contractors on the building services.
• Carry out planned and reactive maintenance on all MEP assets, ELV system, gate barriers etc. within the building facility.
• Responsibility for the delivery of all planned and re active tasks in accordance with the Service Level Specification requirements
• Coordinate with external parties regarding the Facilities Services.
• Co-ordination of building surveys and input into the development of the annual Asset Maintenance Plans, Energy Management Plans and the Condition Survey.
• Carving out risk assessments and develop Method Statements to ensure all operatives and tasks are carried out safely.
• Provide analysis and comment technically upon maintenance feedback from both in -house and specialist service partners.
• Maintain good and harmonious relationships with the client, tenants and visitors and respond to any complaints promptly.
• Ensure all work is to be performed as per HE regulations, municipal by-laws, government legislation and Building codes.
• Working friendly with operations staff to ensure smooth building operations.
• Develop and ensure delivery of regular tool box talks to the technical, housekeeping and security team.
• Operations and maintenance of MEP, ELV, Housekeeping, security teams and systems in the building, ensure personnel issues and attendance records of the team are dealt with in an appropriate manner.
• Perform additional works as directed by line manager from time to time.
• Ensure compliance with the company Management System relevant to the position.
• Deeply monitoring AMC contractors for all the equipment’s in the building and make sure the corrective and PPM action has been done properly.
• Adhering and keep records of local govt. statutory requirements in the building.
• Assist budgeting for facilities management operation.
• Responds after work hour calls when as required.
• Carry outvalue added services of energy management plan, Thermography, Water testing, indoor air quality checking and light lux level measuring in the building and take corrective action when as required.
• Ensuring adequate supply of materials and service for proper site operation and enter supply and service contracts in coordination with contracts / Stores and Purchase department.
• Routine inspects all contracted services to ensure performance measures are being maintained.
• Conducting Safety & technical audits as per predefined ICMS schedule
• Reporting any incidents within time frame as set in escalation matrix.
• Establishing contract specific continuous improvement strategies which promote efficiency, energy reduction and best practices.
• To managing excellent relationships with clients, our suppliers, and other partners.
• Support development of business wide FM initiatives including contract renewals, contract management plan and customer improvement plans.

Responsibility:

• Perform ongoing preventive maintenance and repair work on facility buildings mechanical, plumbing, electrical, kitchen, civil, fire alarm and other installed systems within the contract limit.

• Making daily reports like Inspection summary reports, RM/CM/PPM reports, technical Incident, accident and rectification reports for every single day.
• Making the request report for non -available materials, snag report, Thermography report, and weekly, monthly performance report and soon as per client requirements.
• Maintain, operate all HVAC systems and associated equipment, electrical equipment, plumbing systems, building management system and fire alarm, firefighting systems within the limited contract of AMC agreement.
• Perform facility inspection and report on condition affecting operations.
• Respond immediate for emergency complaints.
• Prepare and submit summary reports of conditions in buildings and recommend actions will take accordingly.
• Review and understand equipment and methods of operation, BMS system, Fire/Life safety and other systems.
• Maintain compliance to city, country, state ordinances and codes.
• Support any after-hours building needs and activities as required.
• Conduct regular inspections at client sites to identify maintenance requirements.
• Perform a variety of maintenance activities as needed, Manage, motivate, and develop maintenance staff's skills to move forward to achieve our goals.
• Attend and conduct TBT and safety briefings.
• Hire and oversee subcontractors and outside man power as per the job requirement.
• Oversee all repairs and ensure that work is completed on time.
• Keep in check and regulate budget and track maintenance expenditure on monthly basis for the operation.
• Regularly check and inspect the materials and tools inventory and place the order when needed.
• Ensure compliance with quality, health and safety rules, guidelines and regulations.

Responsibility:

• Performing assigned corrective and preventive maintenance correctly and on time.
• Reporting alarms, defects, issues, breakdowns, damages, etc., to the Fault Reporting Center or Engineer.
• Monitoring the BMS System.
• Following the duty roster.
• Operating and monitoring the BMS system on a daily basis.
• Reporting any abnormal readings or issues.
• Ensuring tasks are completed within the required response time based on priorities.
• Supporting in the execution of PPM tasks as per the schedules and frequencies by other trades
• f any field equipment/BMS controller not working or communicating, then BMS Operator can be able to communicate with respective vendors and get the field issues resolved and should cross-check with BMS System to ensure the working condition of BMS

Responsibility:

• Technique to analyze the cost reduction of All Form- 3&4 Type 3, type 4, Type 6 panels Form 2 with Compliance of IEC standards.
• Understanding and perform system Design for Short circuit calculation with help if SLD of Medium and Low voltage power system through Electrical Legends.
• Making Bus bar calculation while carefully considering heat dissipation. Simultaneous Coordination between Estimation and Drafting team.
• Coordinate with various departments to facilitate continual improvement of the products and process.
• Maintain IEC standards of LV system while Preparing Technical Submittal and Drawings Through auto CAD following Electricity board Regulation.
• Preparation of GA, SLD in line with Customer SLD, Specification & Other technical/supporting documents.
• Review of Base design & detailed design drawings.
• Monitoring of Design schedule to achieve the target.
• Preparing the compliance statement against customer comments.
• Preparation of BOQ/BOM.
• Coordinate and execute design activity within the design team.
• Planning and assigning the jobs to CAD Designer to provide on time submission of the output drawings.
• Preparation of calculations such as Busbar, Heat dissipation, AC DC loads calculations

Responsibility:

• Prepare and submit daily utility energy and water consumption calculation invoice report maintenance for all new receiving materials monitor and troubleshoot UPS, DG, VFD's, transformer and for its checklist maintenance contacts and assists contractors, vendors for AMC work and for any major issue's rectification.
• Conduct to TBT the technicians about how Should handle hand tools and power tools, effective chemicals and tire extinguishers etc., also monitor and maintain diesel tank, Sewage plant, gas station monitoring and in case of fire alarm immediate response.
