Handling VVIP ECO ISLAND Palace (Client FSFM)

• Managing 45+ employees to reduce workflow stoppage and achieve on-time project completion.
• To achieve safe, consistent, compliant and excellent delivery of FM services in accordance with contractual SLAs and KPIs; considering ensuring energy conservation, quality management, budget targets and programme constraints imposed by the Senior FM/FM and the Client.
• Understand the contractual scope of services that FARNEK are responsible for, on their allocated contracts
• Responsible for the preparation and adherence to appropriate contract management plans and reports
• Responsible for allocated total facility management services including housekeeping, MEP and building services, security, concierge and administration, in accordance with contractual requirements, including the preparation of reports as required.
• Manage all technical and non technical (Engineering / Housekeeping functions/Security/ Administration) direct and sub contracted services , ensuring all services are delivered in a consistent and compliant manner
• Ensuring an adequate supply of materials and service for the proper operation of the buildings and enter into supply and service contracts in coordination with contracts / Stores and Purchase department.
• Routinely inspect all contracted services to ensure performance measures are being maintained.
• Actively encourage multi skills staff to increase flexibility and job satisfaction.
• Conduct Safety inspection monthly at work site.
• Report any incidents within the time frame as set in the escalation matrix.
• Support central stores in Identifying and Sourcing Spares & Consumables for all equipment and maintaining optimum inventory Preparing Breakdown analysis reports and review with Sub-Ordinates.
• Establish contract specific continuous improvement strategies which promote efficiency, energy reduction and best practices.

Al Falah Community - Al DAR PROPERTIES / PROVIS

Responsible for TFM Project that consists of 104 Retail Shops.

Operation

• Establishing client and customer relation to achieve good results.
• Shop inspections & Handover procedure.
• Fit out subcontractor control & inspections.
• Carrying out site inspections and survey
• Plan and define detailed project scope of works
• Estimate cost and resource manpower required for the project
• Submit and delivery proposal / quotation on timely manner
• Prepare and create activity project chart / Program
• Managing project deliverables in line with the contract.
• Maintaining high score level in SLAs & KPIs as per the contract.
• Managing subcontractor’s activities to be in line with the client requirements.

• Establish Training for technicians and operatives in the operation and maintenance of the specific plant.
• Provide Technical Support & coach team in performing project works.
• Dealing with high emergency situations in accordance with the policies and procedures.
• Ensure to provide operational safety tool box talks.
• Proactively providing feedback to HSE Officer regarding hazards in the workplace.
• Ensure all equipment and materials are of the required standard, PAT Tested and calibrated.
• Preparing, updating & submitting required documents to meet client requirement.
• Expert in CAFM (Computer Aided Facilities Management) System.
• Expert in ERP (Enterprises Resources Plan) System.
• Reviewing Method Statements & Risk assessments for Subcontractors.
• Following permit to work system as per the rules and regulations.

Hard Services

HANDLING INSTALLATION, TESTING, COMMISSIONING & MAINTENANCE ACTIVITIES

• HVAC Systems – Installation and maintenance of chillers, pumps, AHUs, MCC Panels, DX Units, Filtration Systems and ducting. Familiar with design and requirements of Authorities.
• Maintenance of HVAC Equipment’s- Chiller, pumps AHUSs and DX wall & packaged units.
• Fire Alarm & Fire Fighting Systems – Fire pumping stations, reservoirs, sprinkler system, clean agent systems, fire hose reel & wet & dry risers. Fire Alarm System Looping.
• Drainage Systems – Soil, waste, grey & storm water drainage, swimming pool, water features condensate drainage, lint, grease & Oil separators and sump pumps.
