Key Responsibilities
• Conduct regular inspections of community facilities to ensure compliance with Health, Safety, and Environmental (HSE) standards.
• Address HSE-related issues promptly and efficiently, taking necessary actions to maintain a safe and secure community environment.
• Ensures Mystery Shopper Reports are responded and resolved as per agreed timelines.
• Coordinates enforcement of Community Rules and other enforcement policies.
• Issue Notices of Violations (NOVs) to contractors for non-compliance during villa construction projects at Aldar's Saadiyat Reserve and Yas Lea sites.
• Report non-compliance issues within residential or construction sites to Abu Dhabi Municipality (ADM).
• Issue access permits to contractors for Soil test, concrete pouring and construction of villas after document review by the technical engineer at Aldar's Saadiyat Reserve and Yas Lea villa construction sites.
• Utilize Provis Portal for generating formal reports, issuing non-compliance notices to service providers, sending mass communications to the owners and residents, sending service charge reminders to owners etc.
• Organize and participate in joint inspections with the service provider, contributing to the evaluation and rating systems.
• Identify and propose improvements in community operations, including procedures and facilities, aiming for increased efficiency.
• Assist Owners Association manager in drafting community budget.
• Identify and implement improvements for residents' comfort and environmental well-being within the community.
• Keep residents informed of planned maintenance, emergency maintenance, and any disruptions that may affect their homes or common areas.
• Actively participate in organizing community events to foster a sense of community among residents.
• Issue invoices from Oracle system to owners for payment of service charges.
• Apply legal provisions for service charges collection on owners, where applicable, ensuring compliance with relevant laws.
• Process requests for advertisements (physical and electronic) and coordinate flyer distribution within the community.
• Assist in the tender process for services required by the Owners' Association (OA), contributing to the selection of qualified service providers.
• Coordinate with the insurance companies regarding community insurance claims and follow-up with local authorities wherever required.
Customer Services
• Provides updates to customers via various channels of communication like bulletin boards and door drops.
• Ensures high level customer service.
• Investigates and resolves issues raised by the OA, boards, residents or any other parties.
• Draft timely email replies to customer emails received on the community email, ensuring effective communication with residents.
Administration
• Prepare for and attend board meetings and Annual General Assemblies (AGA), providing updates and insights on community operations.
• Generate receipts in Oracle system upon payment of service charges by owners.
• Raise Purchase Requisitions (PRs)/Purchase Orders (POs) in Oracle system.
• Process invoices in Oracle system and issued Goods Received Notes (GRNs).
• Ensures regular communication is in place for the community with respect to updates, emergencies and issues of health and safety.
• Completes assigned tasks within given deadlines.
Key Responsibilities
• Ensures the overall wellbeing of the community by conducting checks and assessing common areas regularly.
• Inspects regularly community facilities (swimming pools/ courts/ lobbies).
• Ensures subcontractors services community assets in
accordance to agreed Service Levels.
• Ensures capital equipment is maintained as per Service Levels Agreements.
• Reviews cleaning schedules or other schedules as applicable and checks standards are being maintained.
• Highlights possible design defects in advance or as and when noted.
• Recommends improvements and cost saving strategies.
• Works towards accomplishing departmental MBOs.
• Manages relational areas and equipment (tennis courts, basketball courts etc.).
• Ensures the common areas are maintained as per agreed standard.

• Issuance of Employee number and joining of newly arrived employees.

• To collect the establishment, register report from all Projects on fortnightly basis to update / reconcile the data
