• Supervise and coordinate activities of team responsible for maintaining and optimizing facility's operations, including tasks like Reactive maintenance, and preventive maintenance.
• Managing work orders, and necessary reports.
• Supported team to overcome new challenges by forecasting knowledge and skills gaps.
• , Ensure smooth day-to-day facility functions, and manage team's performance.

• Assisting AFM in developing site quality service processes as per the tenant's requirements.
• Liaise with other FM teams in terms of related daily operations and activities to ensure appropriate communication between the team and to avoid conflicts, Approve passes for fit-out contractors Check the NOC and monitor sub-contractors for better control security and monitor access to the buildings.
• Planning and executing PPM and various tasks
• Making Manpower plans and arranging team talks with all employees
• Plan, coordinate, and supervise-in house staff, consultants, and specialist service contractors on the building services.
• Adapt to coordinating reactive, breakdown, and shutdown maintenance.
• Vendor management -handling all technical vendor coordination and timely follow-ups for servicing and warranties.
• Managing and coordinating planned preventive maintenance, ensuring smooth operation, and achieving minimum breakdowns.
• Attending internal meetings as required and coordinating of on- site meetings.
• Prepare and complete site reports, Monthly Reports as required
• Carry out inspection of before and after business partners.

• Coordinate with In-house team to follow a timely preventive maintenance schedule to avoid any serious problems and reduce losses.
• Ensure entire Group premises are in good condition and other up-keeping requirements.

Yearly Budgeting:

• Preparation of yearly budgeting for all residential properties. Providing quotations to be added to the budget amount.
• Inspect all properties to provide individual reports to facilities manager.
  
  Operations:
  1- Act as a liaison with external contractors on all services ensuring all SLAs are adhered to.
  2- Report any issues to the immediate superior relating to fire fighting systems, HVAC systems, plumbing, lift systems, electrical systems, and other electrical and mechanical issues that require the specialty of contractors.
  3- Conduct random onsite inspection and testing, analysis of Mechanical, Electrical, Plumbing, and Fire fighting together with external contractor's representative to avoid unnecessary equipment breakdown, failure, and incidents that may increase maintenance cost and highlight other issues to internal departments that require action to ensure all services are properly executed.
  4-Preventive Maintenance: Ensure and
  monitor the execution of preventive maintenance as scheduled in the PPM planner on all building equipment to ensure that all equipment being installed is functioning properly based on the purpose of attaining the satisfaction of its building occupants. Conducts document control on maintenance records to ensure the history of all equipment is kept for management review and audit purposes.
  5-General Work:
• Assist the Immediate Superior with the review of service contracts for preventive maintenance proposals and modifications to ensure the quality of services.
• Assist the immediate superior in inspecting properties to ensure building conditions are according to the UAE Building Code.
• Generates reports and highlights issues found during inspection to immediate superior.
• Evaluated current processes and optimized tasks to reduce backlogs.
• Planned and executed technical support initiatives, proactively managing workload to meet goals.
• Resolved technical issues and provided approval recommendations effectively.
