o Arrange all Facilities Contracts and contractors, and maintain review process for contracts such as: MEP and SSM Assets
o Carry out PPM, CM, RM, PM, SR for all MEP assets and systems within the client’s facility.
o Monthly material request from the store
o Providing technical support to client in all aspects of the service available in the site.
o To attend all service calls on-time as per contracts terms and Manager’s Instructions
o Monitoring Utility consumption on daily basis.
o Monitoring BTU Meter consumption (Chilled water) on daily basis.
o Support and monitor fit out work.
o Prepare daily work allocation sheet to monitor Technician’s task on daily basis.
o Prepare daily observation report and generate work order in the Client Maximo and close within given time frame ( as per priority)
o Work closely with facilities managers, Engineering Executive, Facility coordinator and other staff to meet Facilities Division/Operation.
o Prepare Technical SOP for the Asset
o Conduct Weekly TBT, RA Training to the Technicians
o Conduct internal Technical Training to the Technicians
o Conduct TBT before commencing the major task.
o Monitor PTW (Height work permit, hot work permit, Height work permit, Confined space permit etc.) must be with Technician along with WMS and RA before commencing any work.
o Participate in job walk downs to identify complete job scope, and assist in identifying methods for performing work, hazards, and associated hazard control.
o Communicate clear and objective performance expectations for assigned Technician that are in alignment with organizational procedures and management expectations.
o Work control documents are planned and managed in the MAXIMO
o Perform pre-job briefings prior to start of work per Facilities and Services Management expectations and procedures.
o Conducted regular maintenance checks on facility buildings.
o Organized and updated tracking and data systems.
o Assisted in overhaul of, HVAC, electrical and plumbing equipment.
o Coordinated budget management with Facility Operations department.
o Scheduled and updated purchase orders and delivery time frames.
o Preparing SOW for CAPEX Project.
o Raising PR
o Monitor and update the Stat Follow up with Third party inspection Comments (Such as Elevator, Escalator and BMU asset etc.)Statutory Tracker
o Update SSM Tracker (Finding during PPM and CM) and follow-up with contractor.
