• Create and implement planned preventative maintenance (PPM) schedules for all facilities.
• Handle daily maintenance inquiries and investigate complaints from residents, commercial tenants, and the management company.
• Resource allocation/execution of preventive/reactive plans.
• Prepare the scope of work for any MEP-related issues or jobs concerning equipment and machinery.
• Oversee the daily operations of facilities activities, including HVAC, electrical, plumbing, fire protection, and other building or retail assets.
• Manage a team of 25 technicians of MEP and Civil with 2 MEP supervisors and 1 Administrator.
• Establish standards and procedures for equipment repairs and maintenance.
• Address critical maintenance issues with main contractors/service providers during the Defect Liability Period.
• Review and finalize FM's monthly and weekly reports on KPI and SLA basis.
• Raise corrective maintenance job cards in the FSI system and close as per SLA.
• Provide permit to work (PTW) after reviewing risk assessment and method statement.
• Prepare and finalize Added values, Quarterly Improvement reports and operational challenges.
• Prepare and manage Duty roster for assigned staff during holidays and Public holidays.
• Arrange PPM schedules monthly, quarterly, and yearly for the equipment and assigned team.
• Prepare and maintain Technical reports that include Accidents/incidents and technical inspection.
• Conduct daily walks around the buildings to ensure all systems are in good order.
• Conduct staff refresher training including toolbox talk (TBT) briefing to the team.
• Develop, provide and update Standard Operating Procedures (SOPs) for working with FM operations.
• Report any unusual incidents, guest complaints, suggestions and other special topics to the facilities manager.
• Conduct weekly and monthly meetings with clients and maintain high standard services.
• Ensure HSE standards are practiced and followed.
• Provide a safe system of work and a secure good and healthy environment workplace.
• Perform other duties as assigned.

• Familiar with FSI & Infor (EAM) Enterprise Asset Management system.
• Monitoring and Maintenance of Plant room, Chillers, AHU, FAHU, FCU, Split, Package unit.
• Setting and installation of thermostat, Actuators and alignment of AHU, FAHU & motors.
• Maintenance of electrical distribution panels.
• Installation of the lighting system of the building.
• Installation, service and Repairing of lighting fixtures.
