Reporting to Head of The Property.

• Oversee daily operations of MEP maintenance staff and contractors.
  Ensure all MEP systems (HVAC, electrical, plumbing) are maintained and operational. (12 Buildings, Many Villa compounds include 40 Villas in Khawaneej Heights, 12 Villas in Umm Suqeim, 9 Villas in Jumeriah etc., warehouses etc.)
• Coordinated and supervised maintenance schedules and tasks. Developed and implemented preventive maintenance programs for MEP systems.
• Responded to emergency repairs and manage corrective maintenance in line with SLA to achieve KPI ratings. Ensure all repairs are carried out promptly and efficiently.
• Ensure all MEP systems complied with local and national safety regulations. Conducted regular safety inspections and risk assessments along with HSE officer. Implemented safety protocols and training for staff.
• Maintained detailed records of maintenance activities and repairs.
• Prepared reports on system performance, maintenance activities, and budget expenditures. Weekly reports, monthly report, annual report etc.
• Used Computerized Maintenance Management Systems (CMMS) for tracking and reporting.
• Provided training and development opportunities for maintenance staff.
  Ensure staff are updated with the latest industry standards and technologies.
• Managed Vacant unit teams for delivery of vacant unit within 1 week time and made it available for leasing.
• Prepared presentation on business case for different facility related upgrades and presented to senior management.
• Arranged and lead the monthly meetings with subcontractors on cost reduction proposals and efficient asset performance.
• Managed subcontractors for specialized services and ensure minimum downtime for Planned preventive maintenance such as major overhauling of screw chillers 4 stage type (make YORK).
• Completed 100% resolution of service request raised by tenants.
• Act as Frontline Representative to take over and handover properties from third party property management companies such as Emirates Properties, Property Finder, Dubai Islamic Bank, SOBHA, EMMAR etc.
• Other duties and responsibility for private properties.

• Managed and conducted full refurbishment works in Villas and residential flats.
• Prepared technical bid for suppliers and completed detailed analysis of technical evaluation of proposals and recommended the supplier for works.

• Reporting Line to Area Facilities Manager/ Division Facilities Manager.
• Determined TFM project/ tender requirement and estimated manhours, material cost, overhead heads, contribution margin and prepared Tecnno-Commercial proposal for clients.
• Conducted walkdown On-site inspections and prepared material take- offs, requisitions.
• Successfully achieved the bidding of Emirates Post (AHU & FAHU Replacement Works), 3.3 Million Contract awarded by AWQAF , Dubai (36 AHUs Replacement and Refurbishment Works)
• Appointed as Facilities Engineer For Dragon Mart 2 ( From Jan 2016 to Oct 2018) handled TFM contract and taken over from project team (M/s UNEC Constructions).
• Prepared snags report of Dragon Mart 2 and provided a budget of 800K at initial level with regards to Operational & Safety Compliance of Mall. Managed to achieve additional revenue of AED 350 K at first stage.
• Provided cost saving method and applied which impacted on Electricity cost reduced by 14%.
• Managed to meet SLAs and no deduction from client on performance level.

• Surveyed potential project sites before design, checking for space restrictions, mechanical feasibility and manufacturers guidelines.
• Compiled operational, performance and safety data on HVAC and support systems.
• Prepared reports and studies to resolve open technical issues.
• Installed new air conditioning, heating and refrigeration systems according to manufacturer's specifications and local codes.
• Achievement: Installed AC & Ventilation units for Labor Kitchen in Fujairah Sheikh Palace without affecting kitchen work.
